Villa Renovation Company in Dubai
Smart Cities is a villa renovation company in Dubai. We take on everything from a kitchen and bathroom update to a full strip-out of the interior. Survey, approvals, MEP, finishes and handover run under one contract with one project manager.
What we renovate
Some owners want one room done. Others want the whole villa taken back to the shell. We handle both, and everything in between.

Full villa renovation
Layout changes, new MEP, flooring, ceilings, joinery, kitchens, bathrooms and paint, all in one programme.

Kitchens and bathrooms
Partial renovations for the rooms that age fastest, including waterproofing, plumbing and new fittings.

Extensions and exterior
Extra rooms, roof terraces and façade updates. For a new build from the plot up, see our villa construction company in Dubai page.
Renovate, extend or rebuild?
Renovation usually makes sense when the structure is sound and you are keeping most of the external walls. When the layout, the services and the façade are all changing, rebuilding can cost a similar amount and give you a better villa.
We survey the structure first and tell you which route makes sense for your villa, with the cost and time of each. If a rebuild is the better answer, our villa construction team takes it from there.
How a villa renovation runs, step by step
Most of our villa renovations take 6 to 16 weeks, depending on scope and approvals. This is the order the work follows.
Site visit and survey
We walk the villa with you, check the condition of plumbing, wiring, AC and waterproofing, and note what you want changed. The visit is free.
Scope, design and quotation
You get a written scope with the material specification, the exclusions and a programme. If you need drawings, we coordinate a consultant.
Approvals
We prepare the community NOC and the Dubai Municipality submission where the work needs them, and follow them up.
Strip-out and hidden work
Old finishes come out and problems that were behind the walls become visible. Our MEP team replaces or upgrades electrical, plumbing and AC, and wet areas are waterproofed and tested.
Finishes
Plaster, flooring, ceilings, joinery, kitchens, bathrooms, paint and fittings.
Inspection and handover
We walk through with you, fix the snag list, and hand over a clean villa.

Where a villa is occupied, we can phase the work room by room so you can stay. This is slower than clearing the villa, and we agree the sequence in writing before we start.
What decides the cost of a villa renovation
No two villas cost the same to renovate, so we don't quote from a price table. After a free site visit you get an itemised written quotation, and every line is something you can question or change.
Every quotation shows
- The scope, room by room
- The specification of each material
- What is not included
- How changes during the work are priced
- A programme with dates
What moves the price most
- Scope. Repainting and new floors cost a fraction of a strip-out with layout changes.
- Kitchens and bathrooms. Each one involves plumbing, waterproofing, tiling, joinery and fittings.
- MEP condition. Old wiring, plumbing and AC units often need replacing once the walls are open.
- Flooring and joinery. Natural stone and custom wardrobes cost more than porcelain and ready-made units.
- Extensions and façade. New structure needs approvals, and it adds time as well as cost.
- Pool and outdoor areas. A pool refit or new landscaping is usually a separate budget line.
Before and after

Approvals and permits
What you need depends on the work. Interior upgrades generally need less than structural changes or extensions, and every master community has its own rules. We confirm what applies to your villa before you commit. We handle:
- Community and developer NOCs
- Permits from Dubai Municipality where required
- Utility changes, including DEWA load upgrades
- Completion and handover documents
We are a Dubai Municipality-approved contractor.
Choosing between villa renovation companies in Dubai
These questions separate a reliable contractor from a risky one:
- Is the licence valid? Ask for the trade licence and check it with Dubai Economy and Tourism.
- Do they inspect before quoting? A price given without a site visit is a guess.
- What is in the quotation? Look for materials, exclusions and how variations are priced.
- Who supervises daily? You want a named site supervisor.
- How is dust and noise handled? This matters most if you are living there.
- What happens after handover? Get the defects period in writing.

Sai Varma, Google reviewFrequently asked questions
How much does villa renovation cost in Dubai?
It depends on the size of the villa, the scope and the finishes. We don't quote from a table. After a free site visit you get an itemised written quotation, so you can see what drives the price and adjust the scope.
How long does a villa renovation take?
Most villa renovations take 8 to 24 weeks, depending on how much is being changed and how long approvals take.
Should I renovate my villa or demolish and rebuild?
It depends on the condition of the structure and how much of the layout you want to change. If the structure is sound and you keep most of the external walls, renovation is usually the better value. If almost everything is changing, a rebuild can cost about the same. We survey the villa and compare both routes before you decide.
Can you renovate a villa while we live in it?
Yes. We can phase the work room by room to reduce disruption. It takes longer than renovating an empty villa, and we agree the sequence with you first.
Do I need approvals to renovate my villa?
It depends on the work and the community. Cosmetic work often needs less than structural changes or extensions. We check the rules for your villa and handle the NOCs and permits.
Do you do partial renovations, like only the kitchen and bathrooms?
Yes. Many clients start with the kitchen and bathrooms, or with one floor, and continue later.
Can you renovate an old villa with outdated wiring and plumbing?
Yes. We inspect the MEP at the site visit and tell you what should be replaced while the walls are open, so you don't pay twice.
Do you offer design as well as construction?
Yes. We coordinate drawings and material choices, or build from your own designer's plans. See our interior design service.
Is the site visit free?
Yes. We visit, survey the villa and give you a written quotation at no charge.
How do I choose between villa renovation companies in Dubai?
Check the trade licence, ask for a site visit before any price, compare quotations line by line, and ask who supervises the work every day.
Other services for your villa
Most renovations involve more than one trade. We handle these under the same contract.
