Villa Construction Company in Dubai

We build private villas in Dubai from an empty plot to a finished home. Approvals, structure, MEP, finishes and handover run under one contract, with one project manager answering your calls.

What we build

Most of our villa work falls into three types. Bring your own architect and drawings, or we coordinate a consultant for you.

villa-18-meadows-2

G+1 custom villas

New homes on standard plots in communities such as Meadows, Meydan, Nad Al Sheba, Arabian Ranches, Dubai Hills etc.

Meydan 425 villa

Larger luxury villas

Villas with a basement, roof terrace, lift, pool and landscaping, built to a higher specification.

Rebuilt

Rebuilds

An older villa taken down to the plot or the frame and built again to current regulations. For work on an existing home without rebuilding, see our villa renovation service.

How a villa build runs, step by step

A standard G+1 villa usually takes 10 to 14 months from signed contract to handover. This is where the time goes.

1

Design and drawings 1–3 months

Architectural, structural and MEP drawings are finalised and checked against each other. Most later delays come from drawings that were never cross-checked.

2

Approvals alongside the drawings

The permit comes from Dubai Municipality, the master developer, or both, depending on the plot. We prepare the submissions and NOCs and follow them up with the consultant.

3

Foundations and structure 3–4 months

Excavation, piling where needed, foundations, columns, slabs and blockwork. Steel and concrete are inspected before they are covered.

4

MEP and waterproofing alongside the structure

Our MEP team lays electrical, plumbing, drainage and AC routes before walls and ceilings close. Roofs, terraces, wet areas and pools are waterproofed and tested before any tiling.

5

Finishes 3–4 months

Plaster, flooring, ceilings, joinery, kitchens, bathrooms, paint and external cladding.

6

Inspection and handover 2–4 weeks

We walk through the villa with you, fix the snag list, then hand over the keys and the as-built documents.

Times move with villa size, structural complexity and how fast approvals come through. Once we have seen your drawings, we give you a written programme with dates.

What does it cost to build a villa in Dubai?

Costs vary a lot, so be wary of anyone who quotes one number without seeing drawings. For a standard G+1 villa with a mid-range finish, clients commonly budget:

Typical range, built-up areaAED 380 – 450 per sq ft

A luxury specification can run well above that. Our quotations list the scope, the material specification and the exclusions, so you can compare us line by line with other contractors.

What moves the price most

  • Built-up area and floors. A basement or roof level adds excavation and structure.
  • Finish level. Imported marble, custom joinery and smart-home systems can cost more than the structure.
  • Façade. Large glazing, stone cladding and double-height spaces cost more than a plain rendered elevation.
  • Pool and landscaping. Equipment, paving, irrigation and planting are separate budget lines.
  • Plot conditions. Soil, truck access and neighbouring construction all affect cost.
  • MEP and AC. Larger villas need more cooling capacity and often more complex systems.

Approvals and permits

The approvals you need depend on where the plot is. Plots in freehold communities such as Dubai Hills, Meadows or Arabian Ranches usually need a master developer NOC and a Dubai Municipality building permit. We handle:

  • Developer NOCs and design approvals
  • Dubai Municipality building permits
  • Utility connections, including DEWA
  • Completion certificate and handover documents

We are a Dubai Municipality-approved contractor.

Choosing between villa construction companies in Dubai

These questions separate a reliable contractor from a risky one:

  • Is the licence valid? Ask for the trade licence and check it with Dubai Economy and Tourism.
  • Can you visit a site? A confident contractor lets you see a villa under construction.
  • What is in the quotation? Look for materials, exclusions and how variations are priced.
  • Who supervises daily? You want a named site engineer, not a weekly visit.
  • How are payments tied? Payments should follow completed stages, not dates.
  • What happens after handover? Get the defects period in writing.

We answer all of these before you sign anything.

Frequently asked questions

How much does it cost to build a villa in Dubai?

For a standard G+1 villa with a mid-range finish, budgets commonly sit around AED 380 – 450 per sq ft of built-up area. The final figure depends on size, finish level, façade, pool and plot. We give a written quotation once we have your drawings.

How long does it take to build a villa in Dubai?

A standard villa usually takes 10 to 14 months from contract to handover, including approvals. Larger villas with basements, pools and heavy finishes take longer.

Do I need my own architect?

Not necessarily. If you have drawings, we build from them. If you don't, we work with a licensed consultant who prepares and submits them.

Do you handle Dubai Municipality and developer approvals?

Yes. We prepare the submissions and NOCs and follow them up with the consultant. The permit itself is issued in the owner's name.

Can I build a villa on a plot I already own?

Yes. Send us the plot number, the community and any existing drawings, and we will explain the approvals and next steps.

What is included in the price?

The quotation states what is included, the specification of each material and what is excluded. Pool, landscaping, furniture and smart-home systems are normally priced separately, and we list them separately.

Can I visit the site during construction?

Yes. We arrange visits at agreed stages so you can see the structure, waterproofing and MEP work before they are covered.

How do I choose between villa construction companies in Dubai?

Check the trade licence, visit a project under construction, compare quotations line by line, and ask who supervises the site every day.

Which areas of Dubai do you build in?

We build across Dubai, including Dubai Hills, Meadows, Arabian Ranches, Palm Jumeirah, Jumeirah, Nad Al Sheba, Meydan, MBR City etc.

Other services for your villa

Most villa owners need more than the structure. We also handle these under the same roof.

Ready to talk about your villa?

Send us your plot details, drawings if you have them, and a rough budget. We reply with next steps, and a quotation once we have seen the drawings.
