How an interior fit out runs, step by step
Most interior fit out projects take 4 to 12 weeks, depending on the size of the space, the scope and how long approvals take.
Site visit and requirements
We inspect the unit, check the existing services and the landlord's fit-out guidelines, and agree what you need, your budget and your opening or move-in date.
Design coordination and planning
We work with your designer, or coordinate one, to finalise layouts, materials and finishes. You see 3D renders of every area before anything is ordered.
Approvals
Depending on the space, this means landlord or mall management approval, Dubai Municipality (including food safety for restaurants and cafés), Civil Defence and free zone authorities.
Execution
Civil works, partitions, ceilings, flooring and joinery go in with the MEP works: electrical, HVAC, plumbing, lighting and fire systems.
Finishes and installation
Paint, fittings, signage, furniture and equipment are installed once the heavy work is finished and the space is clean.
Inspection and handover
We walk the space with you, close the snag list and hand over with the completion documents.
Malls and towers often limit noisy work and deliveries to set hours. We build the programme around your landlord's rules and agree the dates with you in writing before we start.
What changes from one type of space to the next
The same contractor can fit out all of these, but the priorities are different.
Retail
Opening date, lighting and brand finishes drive the job. Malls set their own fit-out rules, working hours and approved-contractor lists.
Restaurants and cafés
Kitchen extraction, grease management, drainage and food safety approvals decide the programme. The dining room comes second.
Residential
Finish quality, joinery and the sequence of trades matter most. Bathrooms and kitchens need waterproofing tested before tiling.
What decides the cost of an interior fit out
Interior fit out cost depends on the space and the specification, so we price after a free site visit. You receive an itemised written quotation, and every line is something you can question or change.

What moves the price most
- Size and complexity. Curved joinery, feature ceilings and many small rooms cost more than open space.
- Finishes and materials. Natural stone, imported tiles and bespoke joinery cost more than standard ranges.
- MEP and ventilation. Kitchens, extraction and new AC layouts add work behind the walls.
- Lighting and signage. Specialist lighting and branded signage are often priced separately.
- Landlord and mall rules. Night work and strict handover requirements affect the programme and cost.
- Starting condition. A shell unit needs everything. An already fitted unit may keep some of it.
Approvals and permits
The approvals depend on the type of space and the building. Almost every fit out needs the landlord's or building management's approval first, and food outlets and larger works also need authority sign-off. We handle:
