MEP is built into every project we deliver

We don't sell MEP as a separate trade. It is part of our villa construction in Dubai, villa renovation, office fitout and interior fit-out work.

Having one contractor for the building work and the services means ducts, pipes and cables are planned with the structure and finishes, not squeezed in afterwards.

How an MEP project runs, step by step

Timelines depend on the size and complexity of the building. We give you a written programme before any work starts.

1

Site assessment and technical review

We check the site, the existing services and the project requirements, and review what the consultant has designed.

2

Design coordination and shop drawings

We coordinate with the consultant, architect and main contractor so ducts, pipes, cable trays and ceilings fit together on paper first.

3

Authority approvals

We prepare and follow up approvals with Dubai Civil Defence, DEWA and Dubai Municipality, depending on the systems involved.

4

Installation and supervision

Our engineers and technicians install the systems under daily supervision, with inspections before anything is closed behind walls or ceilings.

5

Testing and commissioning

Every system is tested and balanced, and the results are recorded before the authorities inspect.

6

Handover

We hand over with as-built drawings and test records, and the defects liability period applies to the MEP systems as well.

MEP Works in a underground parking

MEP in every type of project

The systems are the same, but the priorities change with the building. We plan for those from the first review.

  • Villas and apartments. AC sizing, DEWA load, water systems and the services for pools and landscaping.
  • Offices and business centres. HVAC zoning, data cabling, lighting control and fire systems that follow the layout.
  • Retail and food outlets. High electrical loads, ventilation and, for restaurants, kitchen extraction and drainage.
  • Hotels and hospitality. Many small rooms, each with its own AC, plumbing and fire protection.
  • Industrial and utility buildings. Heavy power, ventilation and fire protection for large volumes.

What decides the cost of MEP works

MEP cost depends on the building and the specification, so we price after a free consultation. You receive an itemised written quotation.

What moves the price most

  • Building type and area. More rooms and floors mean more runs of ducting, pipe and cable.
  • The AC system chosen. Split, VRF and chilled water systems differ in cost and in running cost.
  • Electrical load. A larger load can mean upgrades to the supply and boards.
  • Fire and life safety requirements. These depend on the building's use and size.
  • Low current scope. CCTV, access control and data are usually priced as separate items.
  • Site conditions. Tight ceiling voids, working hours and access all affect the programme.

Approvals and standards

MEP systems are inspected before a building can be used, so approvals shape the programme. We manage them for you:

  • Dubai Civil Defence approval for fire fighting and fire alarm systems
  • DEWA approvals and connections for electrical and water supply
  • Dubai Municipality approvals, where required
  • Testing records, as-built drawings and completion documents

We are a Dubai Municipality-approved MEP contractor.

Choosing between MEP companies in Dubai

These questions separate a reliable MEP contractor from a risky one:

  • Is the licence valid? Ask for the trade licence and check it with Dubai Economy and Tourism.
  • Which authority approvals do they hold? Ask what they are registered for, not only what they claim.
  • Do they produce shop drawings? Without coordinated drawings, clashes get fixed on site.
  • Who does the work? Ask what is in-house and what is subcontracted.
  • What testing records do you get? Ask for commissioning reports at handover.
  • What happens after handover? Get the defects period and any maintenance terms in writing.

Why clients choose us

  • In Dubai since 2008. Over 15 years working in the same market.
  • Dubai Municipality-approved. A registered MEP contractor.
  • In-house MEP team. Our own engineers and technicians do the work.

They replaced the AC, rewired the whole villa and redid the plumbing, and it was all coordinated by one team. DEWA and Civil Defence approvals were handled for us, and the villa has never been cooler or the pressure better.

Frequently asked questions

What services do MEP companies in Dubai provide?

MEP companies install and test the mechanical, electrical and plumbing systems of a building. We cover HVAC and ventilation, electrical and power distribution, plumbing and drainage, fire fighting and fire alarm, and low current systems such as CCTV, data and access control.

Are you approved by Dubai authorities?

We are a Dubai Municipality-approved contractor. We prepare and follow up approvals with Dubai Civil Defence, DEWA and Dubai Municipality for the systems involved.

Do you do MEP works for fit-out and renovation projects?

Yes. MEP is part of every villa, renovation and fit-out project we deliver, planned together with the building work.

Are you ISO certified?

Yes. Smart Cities Building Contracting is certified to ISO 9001:2015 for quality management, ISO 14001:2015 for environmental management and ISO 45001:2018 for occupational health and safety, for building contracting. The certificates are issued by LEMS Certifications (numbers AE 10001545/01/Q, 02/E and 03/H) and can be verified on lemscert.com.

Do you take MEP-only contracts?

No. We deliver MEP as part of the projects we build or fit out, so the systems are coordinated with the structure and finishes and one team is accountable for the whole job. If you are planning a villa, a renovation or a fit-out, we will quote the full project.

How long do MEP installations take?

It depends on the size and complexity of the building. We give you a detailed programme before work starts, so you know the dates for each stage.

How much do MEP works cost?

It depends on the building type, the area, the systems and the specification. We don't quote from a table. After a free consultation you get an itemised written quotation.

Do you design the MEP systems or build from the consultant's drawings?

We build from the consultant's design, or from the drawings prepared for your project, and produce coordinated shop drawings before installation. We can also provide MEP design.

What is testing and commissioning?

It is the final stage, where each system is tested, balanced and recorded to confirm it works as designed. You receive the records at handover, and the authorities use them in their inspection.

How do I choose between MEP companies in Dubai?

Check the trade licence, ask which authority approvals the company holds, confirm it produces shop drawings, find out what is done in-house, and ask for testing records at handover.

Other services

MEP often sits inside a larger project. We handle these under the same contract.
